Helping buyers Find The Perfect Home

Finding The Perfect Home

I truly enjoy helping buyers find their perfect home. There’s something incredibly fulfilling about understanding what makes a home ideal for a client and then helping to make that vision a reality. Finding the perfect home is a process that can’t be rushed. Sometimes buyers don’t know what they want until they’ve explored all of their options. That’s why it’s important to work with an agent who’s patient and willing to take the journey with you.

Choosing A Real estate Agent

Buyer representation is free of charge to buyers. The seller pays the buyer’s agent’s commission. So, you can hire a massively experienced Realtor who handles everything for you without being charged a dime! It’s so important to find someone you and your family trust because this will probably be the largest investment that you’ve made in your life so far. The home buying process is full of possible pitfalls. Your agent should be your guide. Giving you sound advice from start to finish. Advice based on decades of experience. This is the value of a buyer’s agent in the modern real estate landscape.

Getting The Ball Rolling

Chances are, you’ve been looking at potential homes online and have an idea of what you’re looking for. I want to know about your “must haves” that will make a house the perfect home. I will go over the current market, available inventory, and the right strategies to win in that market. I’ll start emailing the new listings that interest you as soon as they hit the market.

If You’re Not Paying Cash, Get Pre-qualified

It is important to get pre-qualified for a mortgage before looking at homes. Being prequalified provides clarity about your purchasing power, allowing you to focus on homes that are a good fit for your budget and preventing you from wasting time on homes that are out of reach. It also helps you make quicker decisions when you find the right property.

Time to Shop!

Now the fun part! Let’s start looking at homes that are a potential match. I won’t just point out the positive aspects of the homes we see but also any red flags that could cost you money in the future. Don’t forget to ask a lot of questions! If we don’t find the perfect home right away, don’t be discouraged. Finding the perfect match can take time and viewing homes is the best way to narrow down your search.

We have found the perfect home… time to make an offer

Let’s start with some market research on the home you want to purchase. This step is key to knowing what price you will want to offer. I’ll walk you through the contracts section by section so you know exactly what you are offering and how it applies to you. Of course, we will tailor everything to your needs. Negotiating on your behalf, my focus will be to achieve the best price and best terms possible.

Acceptance!

Your offer is accepted and we now officially have a fully executed contract. Now the real work begins, satisfying your conditions. I’ll forward a copy of the agreement of purchase and sale to your lender for financing approval and arrange for any inspections that are required. If you decide that this is the right home for you, we will have a firm deal!

Getting the keys!

Getting the keys is the most exciting part of the process! You’ve taken possession of your new home! I’ll guide you step by step until the day of closing arrives. Please remember, I’ll continue to be your Realtor even after the transaction has closed. If there’s anything you ever need, I’m always just a phone call, email or text message away!
